Tenant Application Process

Please go to Rentals icon on this website and click picture of property you are interested in and then click Apply.

  • All adults 18 years and older must fill out an application.
  • Pay $45.00 application fee. We process our applications on a first come, first serve basis. You must at least have your application submitted with the application fee in order to be considered.
  • After submission of the application and application fee, additional required documents such as driver’s license and income verification must be submitted within 24 hours to avoid denial.
  • Tenants must provide written verification of current employment with year to date information. We also need 3 months’ paystubs and copies of W2’s.  
  • Tenants accepting a new job must present an employment offer letter with start date and wage/salary terms.
  • Self-employed applicants will be verified through state corporation commission and will be required to provide tax returns or financial statements from the most recent year filed to show income.
  • Upon approval of your application it will be necessary for you to pay thesecurity deposit when signing the Lease.


It takes 2-3 days to process applications.  Inability to verify information could delay this process.

Monthly rent payment is collected by means of Electronic funds transfer (e-pay) through tenant portal at timberlandpropertymanagement.com from checking or savings accounts

All lease agreements shall be in writing.  No oral agreements accepted.

The 1st months’ rent and pet deposits are due on the day you move into the property.  Pro-rated rent is calculated on the 2nd month.

You will have an opportunity to complete a walk thru inspection on your move-in day to note any discrepancies, which can be corrected, and/or documented on your move-in sheet.
