For some of you, hiring a Property Manager is a new adventure and a daunting one at that. We will guide you every step of the way and provide you with expert advice on every aspect of our relationship with you, your tenants and your valuable asset. You can have confidence knowing that we know what we are doing and have happy current clients to back up our claims. In fact, most of our business is referrals from our current clients.

We will begin the journey by providing you with:

  • Market and neighborhood analysis to determine the very best rental rates for your property. Does your house have curb appeal? We will discuss this with you and suggest needed maintenance or small changes. This always helps properties rent more quickly.
  • Pre-lease maintenance oversight if you choose. Pre-lease maintenance issues are usually the responsibility of the Owner. We require that your home is ‘tenant ready’ before we begin Management. If you choose to have Timberland Property Management oversee pre-lease maintenance, we charge a 3% maintenance fee per vendor contract for all pre-lease work. Once the house is leased, all maintenance contract oversight is included and there is no charge.
  • Our aggressive advertising campaign with photos and a property description that guarantees maximum exposure on websites specific to your property and audience
  • Scheduled tenant showings and processing of applications on a first come first serve basis.
  • Guaranteed tenant screening with a complete background, income, credit, and criminal check to insure that your property is leased to financially responsible and capable adults thus reducing vacancies and turnover.
  • 24/7 emergency and non-emergency maintenance availability for your tenants. Property Inspections are done twice a year to assess tenant compliance and to evaluate the current and ongoing condition of your property.
  • A highly secure cloudware operating system for all of our accounting, tenant screening, owner and tenant portals for statements, reports and online payments and 24/7 maintenance requests. We keep accurate records of every transaction and our contracts meet or exceed Oregon State Real Estate Agency standards.
  • FDIC Clients’ trust accounts. All rent funds and tenant security deposits are held in clients’ trust accounts. We transfer rent funds from the clients’ trust account to your account before the 10th of each month with online automatic electronic funds transfer (epay). You can register online at timberlandpropertymanagement.com through the owner portal for this service.
  • A monthly accounting statement is provided to you with each disbursement. You will also receive a 1009 tax statement before January 30 each year.
